Treetop Mortgage is a financial marketing service platform for mortgage loan lenders, brokers, and originators. We provide Loan Eligibility Services (LES) for lending institutions and mortgage loan professionals that offer financing to consumers who purchase real estate in their communities. The caveat? You must use the mortgage ready services in the city or state of your current residence.
Eligibility services are extended to primary residential mortgages, second mortgages, refinancing, debt consolidation, HELOCS, reverse mortgages, and DSCR loans. We also have preparatory services for first time home buyers, second home buyers, vacation homes, multifamily homes, and investment property.
Why are we important?
Most banks and lenders have hundreds and sometimes thousands of loan applications to process in a month or week. This means they only approve, accept, or prioritize those applicants with the best and fastest chances of closing. The ones with the highest credit scores, highest income, and lowest DTIs – Ivy League and Buyers.
The bankers and direct lenders will advertise anything to get you to submit a mortgage application and if your criteria does not meet their lending standards, they deny you with little to no explanation – Ivy League Limits. They do not educate, guide, help your mortgage file and will not remember you if you try again later. You will have to start all over just to receive another unapproved letter. When this happens to potential home buyers, their dreams can be crushed unnecessarily.

Loan Eligibility Service (LES)
Loan eligibility services are mortgage preparation assistance for consumers who want to buy a home, build a house, or use real estate to obtain a new loan or line of credit. Treetop Mortgage offers LES to ensure a consumer is eligible for a loan without risk. This prevents hard credit pulls, miscommunication, or misinformation prior to pre-qualification. LES services include Mortgage Education, Mortgage File Management, Mortgage Shopping, and Loan Advocacy.

Mortgage Education
We help you understand, prepare, and prequalify for loans that suit your circumstance and home buying needs. We inform you of the mortgage requirements for the type of loan you need, guide you to the right resources, and assist you in the process. We have no conflict of interest because we do not lend or service the loan. We ensure your interests are met and that you are not misguided or disappointed if you do not meet the criteria of a particular lender.
Mortgage File Management
A File Manager creates your mortgage profile by reviewing your submissions, qualifying your information, and analyzing your documents to ensure their legitimacy, accuracy, and compliance. Each mortgage and property type has a different set of standards, laws, and procedures. Some states and particular lenders also have different requirements, so we make sure your information for any application is complete and sufficient. Our job is to rule you in and not to rule you out.
Mortgage Matching
We submit your data to a set of originators who are most likely to accept your application, qualify, or pre-approve the loan you need. This is important to low income or high DTI buyers, and those requiring new construction or DSCR loans. Based on the type of loan you need and your eligibility score, a loan originator will request your file.
Loan Advocacy
We talk directly to a loan originator or lender on your behalf to ensure them of the accuracy and authenticity of your information. We also confirm your intent to purchase a home or use the loan. This is very important to new home buyers or those with lower credit scores.
