Our Mortgage Readiness Assessment helps consumers review where they may be in the home-financing preparation process.

Understanding “Loan Eligible” and “Mortgage Ready”
Treetop Mortgage uses the terms Loan Eligible and Mortgage Ready to describe different stages of a consumer’s preparation and progress.
These are educational service terms used by Treetop Mortgage. They do not replace or represent the formal determinations of a licensed mortgage lender, broker, or loan originator.
Loan Eligible:
Preparation Before Approval
Loan Eligible describes the preparation stage in which a consumer is learning about mortgage requirements, reviewing general readiness factors, organizing documents, and preparing to approach a licensed mortgage professional.
The Loan Eligibility process may include:
- Completing an educational Mortgage Readiness Assessment
- Identifying the consumer’s home-financing goals
- Learning about commonly reviewed mortgage factors
- Organizing documents that may be requested
- Identifying possible preparation needs
- Learning about common residential loan programs
- Preparing questions for a licensed mortgage professional
- Requesting a connection when ready to pursue financing
A consumer described as Loan Eligible by Treetop Mortgage has not necessarily been prequalified, preapproved, approved, or offered financing by a lender.
Licensed-Provider Qualification and Application
When a consumer is ready to pursue financing, Treetop Mortgage may—with the consumer’s consent—connect the consumer with an appropriately licensed third-party mortgage loan originator, mortgage broker, or mortgage lender.
Depending on the provider’s procedures, the licensed mortgage professional may:
- Conduct a formal prequalification
- Obtain authorization to review credit
- Request and verify financial documents
- Accept a residential mortgage application
- Evaluate available loan programs
- Provide required disclosures
- Issue a preapproval or other credit decision
- Submit the application for processing and underwriting
Mortgage professionals may use the terms “prequalification” and “preapproval” differently. The participating licensed provider will explain its process and the meaning of any letter, decision, or status it provides.
Mortgage Ready:
From Approval Toward Closing
Mortgage Ready is reserved for the stage after an appropriately licensed mortgage provider has reviewed the consumer’s information and the transaction has reached an approval or conditional-approval stage.
At this point, the consumer may be preparing to:
- Respond to lender or underwriter conditions
- Provide updated or additional documents
- Complete property-related requirements
- Review required loan and closing disclosures
- Coordinate with real estate and settlement professionals
- Maintain qualifying financial circumstances
- Prepare funds and identification for closing
- Complete the remaining steps required by the licensed provider
Only the participating lender or licensed mortgage professional can determine whether an application is approved, conditionally approved, clear to close, denied, suspended, or otherwise eligible to proceed.
A prequalification, preapproval, conditional approval, or approval is not a guarantee that a mortgage loan will close. Final financing remains subject to the provider’s requirements, verification, underwriting, property review, applicable conditions, and final approval.
