Treetop Mortgage affiliates are individuals and companies who partner with us to market and promote our loan services through this platform. Our affiliates help advertise, educate, and share our SMART financing products and services to allow consumers to make better informed homebuying decisions. We guide and prepare homebuyers and homeowners to be mortgage ready and eligible for the loans they deserve. Our loan assistants, realtors, and insurers help improve the lending status of each client by providing them with essential homebuying preparation assistance. We offer our affiliates a commission to market and post our promotions and advertisements in their social and business community or platforms. We also offer commission to affiliates when they generate leads with their unique affiliate links. We pay our affiliates great incentives because they allow us to do greater things for our consumers.

We ask our affiliates to log into their accounts each week or as often as they choose, select at least two Treetop Mortgage Creatives and post them on their social media or websites. The embed code of the affiliate links that tracks and gives credit is automatically attached to each creative.
The affiliates may also use their custom Affiliate URL to place in any website, media or social media campaign. The Affiliate URL also includes a QR Code that can be placed and used almost anywhere.
The Affiliate may also use Direct Links to allow their personal or business websites to be used to generate leads and referrals without the use of Treetop Mortgage Creative or an Affiliate URL.
There is no limit to the number of creatives affiliates may use on a single platform or timeframe. However, there is a limit to the amount of payout for leads each month, but there is no limit to the payout amount on the number of affiliate referrals. Affiliate Level Group Terms

Realtors Free registration is for U.S. state licensed real estate agents or brokers who may or may not be a member of the National Association of REALTORS (NAR). Affiliate Realtors are able to 1). Generate leads and receive commission for each verified lead, (a lead with creditable contact information that’s confirmed via third-party), 2). Keep or receive their leads as referrals if they prequalify, 3). Receive a commission for each verified lead if they prequalify for a mortgage loan within 90 days, 4). Receive a reward for registering.

Insurers Free registration is for those who are licensed to sell an insurance policy (Risk and promises to pay for the losses that arise within the policy term). Affiliate Insurers or Insurance Agents are able to 1). Generate leads and receive commission for each verified lead (a lead with creditable contact information that’s confirmed via third-party), 2). Receive a commission for each verified lead if they prequalify for a mortgage loan within 90 days, 3). Receive a reward for registering.

Business Free registration is for mortgage business professionals, including accountants, financial advisors, LOAs or other people representing a service related to the purchase of real estate properties who are not realtors or insurers. Affiliate Lenders are able to 1). Generate leads and receive commission for each verified lead, (a lead with creditable contact information that’s confirmed via third-party), 2). Receive a commission for each verified lead if they prequalify for a mortgage loan within 90 days, 3). Receive a reward for registering.

Home Professionals Home Professionals receive access to the leads they generated from their marketing ads, affiliate links, and contact forms. Home professionals are dedicated to providing consumers with a set of services and solutions that prepares them for a home buying experience. All Home Professionals will receive the same following commission. Affiliate Home Professionals are able to 1). Generate leads and receive commission for each verified lead, (a lead with creditable contact information that’s confirmed via third-party), 2). Keep or receive their leads as referrals if they prequalify (only if they are Real Estate Agents), 3). Receive a commission for each verified lead if they prequalify for a mortgage loan within 90 days, 4). Receive a cash equivalent reward for registering.

Home Experts People who are experts in a specific field or service that’s used to benefits the consumers, the company, and themselves simultaneously. Home Experts receive access to the leads they generated from their marketing ads, affiliate links, and contact forms. They also receive access to the leads of those affiliates others referred who are not professionals or experts, and access to the leads of those unreferred affiliates in their state who are not professionals or experts. All Home Experts will receive the same following commission. Affiliate Home Experts are able to 1). Generate leads and receive commission for each verified lead, (a lead with creditable contact information that’s confirmed via third-party), 2). Keep or receive their leads as referrals if they prequalify (only if they are Real Estate Agents), 3). Receive a commission for each verified lead if they prequalify for a mortgage loan within 180 days, 4). Receive a cash equivalent reward for registering.

Consumer Groups for Affiliates

Homeowners Current owners of a single or multifamily primary residential property. Homeowners usually identify themselves as such by selecting Homeowner on the Eligibility Verification Campaign form or by selecting Homeowner when they directly sign up on the site.

Non-Homeowners People (Home Shoppers) who do not own a home but intends to purchase a single or multifamily real estate property for their primary residence. Non-Homeowners usually identify themselves as such by selecting Non-Homeowner on the Eligibility Verification Campaign form or by selecting Non-Homeowner when they directly sign up on the site. Non-Homeowners are also more likely to schedule an appointment or request a meeting.

House Buyers People or entities who may or may not own a home but intends to purchase a single or multifamily real estate property for non-primary residential purposes, including but not limited to secondary residency, vacation home, or investment purposes. House buyers are primarily loan shoppers. They are usually looking for the best rates with the most efficient opportunity. This is due their interest rates being higher than those of seeking loans for a primary residence. House Buyers rarely sign up, but are more likely to request a meeting or schedule an appointment.

Table Definitions

Affiliate Referrals: The registration of a new affiliate who was referred by an active affiliate. The active affiliate receives a commission for the new affiliate if they registered as a Professional or Expert affiliate within ninety days of their associate registration. Associated affiliate registrations of Realtor, Insurer, and Business are free and there is no immediate commission for those levels.

Business Level Leads: The leads that actively engaged in a Business Level Affiliate’s marketing campaigns and are listed in the Referral section of the Affiliate’s Portal.

Campaign Advertising: The non-general short term marketing campaigns offered to specific affiliates to advertise to their marketplaces on their social media and online platforms. These are day rate services offered in 1, 3, 5, 7, 10, 14, 21, or 30 day sets.

Commission Type: The category, class, name, product, service, or tag that commission is paid based on its purchase, action, or transaction. Free Associate Affiliates (Realtor and Insurer) earn $0.05 and (Business) level earn $0.01 commission for each Lead Generation, 20% commission for Affiliate referrals, and also 40% commission on online products sales.

There is no commission paid for Associate Affiliate registrations, except when they upgraded to a Professional or Expert account within the 90 day the time cap. If an Associate Affiliate refers a Professional or Expert, the Associate Affiliate receives a 20% commission.

Professional and Expert Affiliates receive 25% commission for referring other Professionals and 30% commission for referring other Experts. A 40% commission applies to all product sales from consumers or affiliates. Visa Cards for registration are only offered to licensed professionals and paid only after credentials are verified.

Commission Amount: The flat rate or percentage of money or monetary equivalent paid to an affiliate based on the commission type.

Frequency: The rate of occurrence of a commission amount is paid to an affiliate.

General Leads: The leads that actively engaged in the Affiliate’s marketing campaigns and are listed in the Referral section of the Affiliate’s Portal.

Method: The channel, means, or process payment will be made to an affiliate.

Monthly Minimum: The lowest amount of commission an affiliate must generate in the preceding calendar month to qualify for a payout.

Monthly Maximum: The highest amount of commission an affiliate can receive for a particular commission type.

Product Sales: The transaction from the sale of an item from the app’s online store or library (digital, virtual, downloadable, or physical).

Time Cap: The amount of time before a lead or referral expires and nullifies the commission.

Validated Prospects: A verified lead who has been contacted by a Professional or Expert and confirms their intent to purchase a home or insurance. Their intention is substantiated with a prequalification form submission and a third-party verification.

Verified Leads: A General lead that is listed in the Referral section of the Affiliate’s Portal and confirmed by a third-party source within 90 days. It is identified by engaging in the affiliate’s marketing campaign and becomes listed in the Referral section of the Affiliate Portal.

Conditions

*A verified lead from a Home Expert has 180 days to allow for prequalification.
Affiliate referrals who register as Realtor, Insurers, or Lenders have a 90-day time cap to upgrade their referrals into a Home Professional or Expert to earn the 20% commission. Home Experts have 180 days to upgrade their referrals.
If an affiliate cancels their registration prior to the 90-day cap or after, they can only return to the Treetop Mortgage affiliation as a Home Professional or Home Expert, including those who were only affiliate realtors, insurers, or business prior to the cancellation.
All affiliate pay is counted, credited, and then paid no sooner than thirty seven (37) days after the paid transaction of the consumer.
If a transaction is cancelled for any reason prior to thirty seven (37) days, or if a refund is requested, no commission will be paid.
All registered affiliates are paid once every calendar month for only approved, non-pending, unreturned, uncancelled, unrejected, and unduplicated transactions. Transactions include and are limited to priced online products in the Treetop Mortgage store or library, verified leads of consumers, validated prospects tracked from lead verification to mortgage loan prequalification, and new Professional and Expert affiliates referred by an active registered affiliate.
The affiliate must be connected (registered and active) during the entire tenure of any transaction to be eligible for commission. If an affiliate cancels the account, suspends the account, or it lapses due to non-payment, the affiliate can not be paid for any transactions because these are considered disconnections. The affiliates connections must exist from transaction to time of commission payout in order for an affiliate to receive any commission.
An affiliate can be registered and not active if any of the following: A. does not have a legitimate name, phone number, email, or payment email in their account, B. does not have an active licensed number (if their profession requires it) in their account, C. Does not have their payment account setup and capable of receiving payments, D. Has not completely registered or activated their account, E. Having more than one account, even if it’s under another email, name, or phone number, F. Having a consumer/client account and an Affiliate account, G. Not current on payments for Home Professional or Home Expert accounts, H. Not having a current 1099 uploaded on file, I. Not having the Onboard File complete and submitted, or J. A lapse in annual renewal for any reason. If a transaction occurs during any of these episodes, commission can not be paid for that transaction.
The affiliate program does not facilitate retroactive commission or flat rate payments for any transactions.
